Conveyancing rapid service conditions

If you’ve chosen or are thinking of choosing a conveyancer from our panel which is offering a rapid service, please be aware of the following conditions
Timescale for rapid service begins when the Mortgage offer is received by the conveyancer and the customer documentation is returned. The timelines may not be met if:
- The conveyancer has to terminate any transaction for any reason (in essence risk and compliance reasons which arise during the transaction)
- Leasehold properties lack asbestos report for common parts
- HMOs do not have a licence
- Loan offer is subject to repair
- Lender requires AST (Assured Shorthold Tenancy) review
- Transfer of Equity is required in addition to re-mortgage
- Full search pack required (required in HMO, MUFB and Unencumbered only)
